What We Have Done For A Veterinary Practice

The veterinary assignments below come from our files. Each total is the client's benefit against the terms the landlord first offered. Past results do not guarantee future outcomes.

Opening a new animal hospital

Veterinarian starting a practice

A startup animal hospital, where the leasehold cost and the landlord's contribution to the build-out decide whether the practice opens at all.

More than $87,000 saved.

The team at Partners Healthcare Services were instrumental in helping us realize our dream of practice ownership. They put up with us as we searched for the perfect location, with irregular hours, and with all of our MANY requirements. Once we found a location we loved, they negotiated us a deal that helped to make the leasehold space affordable for our new startup. Partners Healthcare Services held our hand through the very unfamiliar process and they were always professional and composed, even when we were stressed. We look forward to working with Partners Healthcare Services again as our practice grows and other negotiations arise.

Dr. Kimberly S. Cary, DVM and Jamie Cary · APEX Animal Hospital

Partners Healthcare Services has been amazing to work with! I had the pleasure of working with them in the purchase of the property for my new animal hospital. I had worked with two other realty groups and was unsuccessful at locating and securing property over a two-year period of time before I decided to make the change to Partners Healthcare Services. I was frustrated and running low on momentum until I emailed them; that is when everything changed for the better! They focused on the property options that suited the needs for the clinic I wanted to build and after a short period of time, we were able to find property in a great location that was perfect for the future hospital! From that point, they handled everything (negotiations, contracts, prepping me for what to expect, and were even present to assist and advise at the closing) and the rest of the purchasing process went by smoothly! Now, nine months after the purchase of the property, I am happy to report that the construction is almost complete, and we will be opening our doors within the month! I could not have done this without the Partners Healthcare Services team! Partners Healthcare Services put my best interests first, secured the perfect property for my needs, made sure that I was educated and informed of every step of the real estate purchase process, and ultimately allowed my plans and vision for the future business to occur! A special thanks to the Partners Healthcare Services team for all of your hard work, professionalism, and dedication!

Veterinary clinics fail zoning and lease review for reasons no other healthcare tenant hits. Overnight boarding, outdoor runs, crematory or medical waste handling, noise, and odor are all governed by a mix of municipal zoning and the lease's own use and nuisance clauses, and a landlord's standard form often prohibits exactly what your practice does.

We confirm the use is permitted by both the city and the lease before you spend money on plans, then negotiate build-out for kennels, isolation, surgery, and imaging.

Zoning and use, confirmed first

Whether boarding, outdoor runs, and overnight care are allowed at the specific address, and whether the lease's use clause is written narrowly enough to cause a problem later.

Build-out that actually works

Kennel and run drainage, soundproofing between boarding and exam areas, isolation wards, surgical suite requirements, and dedicated power for imaging.

Standalone buildings and pad sites

Many clinics work better in a freestanding building than in a shopping center. We look at both, including buying the building where the numbers support it.

Corporate and multi-site groups

If you are a group adding clinics in more than one market, one team covers every one of them under one relationship.

What This Costs Your Practice

Free To Your Practice. The Landlord Pays Our Fee.

1The landlord pays a leasing fee on every lease.

It is in the listing agreement before you walk in.

2Alone, the landlord's broker keeps all of it.

You do not save it. Their broker keeps it.

3With us, our share comes out of that fee.

You pay $0. No invoice from us.

Same fee, two ways to split it. One of them puts a negotiator in your corner. The other does not.

A few situations differ, such as owner-direct, physician-owned and sublease space. We confirm the fee in writing on every building before you tour it. Brokerage fees are negotiable and not set by law.

Before You Pick A Building

We Will Run The Demographics And The Competition First

Choosing where to open or move is a bigger decision than what you pay per square foot, and it is the one that is hardest to undo. We map the trade area around every location you are considering: who lives there, how fast it is growing, what they can pay, who already treats them, and how many providers in your specialty are inside a realistic drive time.

It costs nothing, we do it before you hire us, and you keep the analysis either way.

Common Questions

Veterinary space

Can a veterinary clinic operate in a retail shopping center?

Often yes, but it depends on both the zoning at that address and the landlord's own use restrictions, and overnight boarding is the term most likely to be prohibited. Neighboring tenants' exclusives can also block a use the zoning allows. This gets confirmed in writing before you sign anything.

Is it better to lease or buy a veterinary clinic building?

Veterinary practices are unusually good candidates for owning, because the build-out is heavy and specialized and it is hard to recover that investment in someone else's building. We run both, including the SBA-504 path that lets an owner-user buy with limited money down.

Do you work with veterinary practices outside Texas and the Southeast?

Yes. We represent medical, dental, and veterinary clients across Texas and the Southeast, and in any other market through the best local broker, run by us.

What does representation cost?

For most practices, nothing out of pocket: the landlord or seller typically pays the fee and our side is paid from it. We confirm it in writing per deal.

One National Healthcare Team

Partners Healthcare Services

We are one team: the healthcare tenant and buyer representation practice of Partners Real Estate, with our own brokers in Texas, Georgia, the Carolinas and Indiana, representing medical, dental and veterinary practices in any city and any state. The team began in 2009 as Crown Tenant Advisors in Atlanta, built on the tenant and buyer side rather than taking landlord listings, and joined Partners in July 2026. Same people, same rule, in every market: we work for the practice, never the landlord.

That matters when your practice grows past one market. Partners was founded in 1997 and reports more than 300 professionals, with offices in San Antonio, Austin, Houston, Dallas-Fort Worth, and Atlanta. Our healthcare brokers are on the ground in Texas, Georgia, North Carolina, South Carolina, and Indiana, and Partners is expanding across the Carolinas, Nashville, and the Florida markets.

And where we do not have an office, we do not hand you to a junior broker in a branch. We bring in the best broker in that market, whatever firm they work for, and run the assignment with them. One relationship covers your second location, whether it is across 1604 or across the country.
