A dental lease is really a build-out decision wearing a lease's clothing. Operatory count drives the square footage, plumbing and vacuum lines drive where the operatories can go, and whether the space has a prior dental build-out can swing your opening cost by six figures.
The second thing that moves the number is timing. Dental construction and permitting take months, and a landlord who knows your current lease expires soon has all the leverage. We start early enough that walking away stays a real option.

Choosing where to open or move is a bigger decision than what you pay per square foot, and it is the one that is hardest to undo. We map the trade area around every location you are considering: who lives there, how fast it is growing, what they can pay, who already treats them, and how many providers in your specialty are inside a realistic drive time.

Common Questions
Run both. The cost of moving a dental practice is real, dominated by new operatory build-out and downtime, but so is the cost of overpaying for another five or ten years. Pricing a credible alternative is also what makes a landlord improve the renewal offer, so the work is rarely wasted either way.
It follows the operatory count more than anything else, plus sterilization, lab, imaging, business office, and reception. We size from your operatory plan and growth intentions rather than from a rule of thumb, because paying for square footage you will not use is the most common avoidable dental lease mistake.
Yes, and before you close. The lease can be worth more or less than the practice's goodwill, and assignment language, remaining term, and guaranty terms are negotiable while the seller still needs the landlord's consent.
For most practices, nothing out of pocket. It is standard for the landlord to pay a leasing fee and for the tenant's broker to be paid out of it. Negotiating without representation usually does not put that money back in your pocket. Because it is a market custom rather than a rule, we confirm the arrangement in writing on each property before you tour it.
