Our Home Market, Tracked Building By Building

This is where our Texas brokers sit and where our data goes deepest. Every medical office building in the metro, every practice location in the federal registries, every hospital campus and the corridors around it, so a landlord's number gets checked against what the market actually charges before you answer it.

$0 to your practice. The landlord pays our fee.

1,300+medical office buildings tracked across San Antonio and South Texas
32,000+healthcare practice locations in our directory, from public federal registries
3,500+physician group locations, and 1,100+ dental practice locations, in the same directory
11hospital corridors written up one at a time, each with its own page below

Practice counts are our own tally of distinct practice addresses in the federal NPPES provider registry for San Antonio and South Texas, current September 2026. The building dataset is licensed market data we hold under our own subscriptions and use on your behalf; we do not republish it, which is why you will not find rent tables on this site.

What We Track

The Data Behind Every San Antonio Negotiation

A landlord knows what every tenant in the building pays and what the last five deals in the submarket looked like. Without the same information you are negotiating against someone who can see the board. This is what we keep current so that you can see it too.

Every medical office building

1,300+ buildings across the metro and South Texas: owner, size, age, occupancy, asking rent where one is quoted, and the leasing broker. When a landlord says the rate is not negotiable, this is what tells us whether that is true.

Every practice location

32,000+ healthcare practice addresses from the federal provider registries, by specialty. It is how we count your competitors inside a drive time by what they actually practice rather than by their business name.

Lease comparables

Completed lease deals by building type and corridor, held under our own subscriptions. A landlord's renewal proposal gets read against what comparable space in that submarket actually traded for, not against a citywide average.

Ownership and deed records

Bexar and surrounding county records, so we know who really owns the building, what it last sold for, and whether your prospective landlord is a competing physician group.

Hospital campus changes

UT Health San Antonio opened its first hospital in December 2024. CHRISTUS closed Santa Rosa Medical Center on Babcock in April 2025. University Health's Palo Alto hospital is due in 2027. Each one moves referral patterns and the demand for suites around it.

The free lease check

Our two-minute tool at satxleasecheck.com compares the rent you pay against what the market charges for buildings like yours in San Antonio and South Texas, and flags the terms worth a closer look. Free, no obligation.

By Corridor

Every Medical Office Building Over 40,000 SF. Tracked.

A taste of the map we work from. Gold is a medical office building of 40,000 square feet or more; white crosses are the hospitals with an emergency room. The full dataset runs to 1,300+ buildings of every size, with owner, occupancy, asking rent and the leasing broker on each, and it is what a landlord's number gets checked against.

Map of San Antonio showing medical office buildings over 40,000 square feet and hospitals

112 of the 120 buildings over 40,000 SF in our dataset fall inside this frame; New Braunfels, Boerne and San Marcos are tracked the same way. Building positions only; the dataset itself is licensed market data we use on your behalf and do not republish. Roads and hospitals from OpenStreetMap contributors, ODbL.

South Texas

Beyond The Metro

The Rio Grande Valley

McAllen, Edinburg, Harlingen and Brownsville, covered directly from San Antonio. Practice real estate here has fewer listings and worse public data, which is exactly where working the market in person is worth the most.

Corpus Christi and Laredo

Both covered directly, with the same building and practice data behind every negotiation.

The I-35 and Hill Country towns

New Braunfels, Seguin, Schertz, Boerne and Kerrville, where a practice opening or renewing is often negotiating with a landlord who owns one building and has never met a tenant's broker.

Austin, Houston, Dallas-Fort Worth and every other market ›

What This Costs Your Practice

Free To Your Practice. The Landlord Pays Our Fee.

1The landlord pays a leasing fee on every lease.

It is in the listing agreement before you walk in.

2Alone, the landlord's broker keeps all of it.

You do not save it. Their broker keeps it.

3With us, our share comes out of that fee.

You pay $0. No invoice from us.

Same fee, two ways to split it. One of them puts a negotiator in your corner. The other does not.

A few situations differ, such as owner-direct, physician-owned and sublease space. We confirm the fee in writing on every building before you tour it. Brokerage fees are negotiable and not set by law.

Common Questions

San Antonio and South Texas

Is my building in your dataset?

If it is a medical office building in the San Antonio metro, very likely. Send the address and we will tell you what we have on it, including what comparable buildings are charging, at no cost.

Which corridors do you work most?

The South Texas Medical Center, Stone Oak and 281 North, Westover Hills, the 1604 ring, Alamo Ranch, downtown, the I-35 corridor through Schertz and New Braunfels, and the South Side around the coming University Health Palo Alto campus. Each has its own page above.

Do you cover smaller South Texas markets?

Yes. New Braunfels, Seguin, Boerne, the Rio Grande Valley, Corpus Christi, Laredo, and the surrounding towns. Practice real estate in smaller markets has fewer listings and worse public data, which is exactly where having someone work the market directly is worth the most.

What is the free lease check?

A two-minute tool at satxleasecheck.com that compares the rent you are paying against what the market charges for buildings like yours in San Antonio and South Texas, and flags the lease terms worth a closer look. There is no cost and no obligation.

What about Austin, Houston and Dallas?

Covered by the same healthcare team through Partners' offices in each city, so a San Antonio group opening there keeps one point of contact.

One National Healthcare Team

Partners Healthcare Services

We are one team: the healthcare tenant and buyer representation practice of Partners Real Estate, with our own brokers in Texas, Georgia, the Carolinas and Indiana, representing medical, dental and veterinary practices in any city and any state. The team began in 2009 as Crown Tenant Advisors in Atlanta, built on the tenant and buyer side rather than taking landlord listings, and joined Partners in July 2026. Same people, same rule, in every market: we work for the practice, never the landlord.

That matters when your practice grows past one market. Partners was founded in 1997 and reports more than 300 professionals, with offices in San Antonio, Austin, Houston, Dallas-Fort Worth, and Atlanta. Our healthcare brokers are on the ground in Texas, Georgia, North Carolina, South Carolina, and Indiana, and Partners is expanding across the Carolinas, Nashville, and the Florida markets.

And where we do not have an office, we do not hand you to a junior broker in a branch. We bring in the best broker in that market, whatever firm they work for, and run the assignment with them. One relationship covers your second location, whether it is across 1604 or across the country.
