San Antonio · Westover Hills
The clearest cause and effect story in San Antonio medical real estate: beds left the Medical Center and reappeared out here.
Check your lease free Talk to usTwo competing systems added inpatient capacity on the far west side inside eighteen months. CHRISTUS Santa Rosa Hospital - Westover Hills at 11212 State Highway 151 completed a roughly $95 million, 164,000 square foot tower in 2025, adding 44 adult intensive care beds, 20 neonatal intensive care beds and 30 post-partum beds. Across the interchange, Methodist Hospital Westover Hills at 5106 West Loop 1604 North opened in November 2024 with 54 beds, Methodist's first greenfield hospital since 2008.
The context matters more than either announcement on its own. CHRISTUS closed its Medical Center hospital on Babcock Road in April 2025 and its inpatient capacity showed up here. When beds move, referral patterns move with them, and the demand for medical suites follows a year or two behind. That is the window this submarket is in right now.
The CHRISTUS Westover Hills campus medical office buildings put you on the hospital campus with everything that implies, for better and worse. The 151 and 1604 corridor around it offers larger floor plates and easier parking for practices whose patients drive in.
The far west side is adding rooftops faster than it is adding medical space, which is the usual setup for a practice that arrives early doing well. It also means some buildings here are leasing on a growth story rather than on current demand, and the rent should reflect which one you are buying.
We hold the leasing assignment on Plaza 4 at the CHRISTUS Westover Hills campus, which includes an ambulatory surgery center built for pain management, orthopedics, podiatry and spine. If you are considering that building we will tell you plainly that we represent the landlord on it, in writing, before you tour.
Separate from that listing, we have represented practices taking space in this submarket, including on Rogers Road, so the comparison between campus and corridor is one we have actually run rather than theorized.
Common Questions
Residential growth came first and the hospital systems followed it, then accelerated when CHRISTUS consolidated capacity out of its Medical Center hospital. Two systems adding beds on the same interchange inside eighteen months is unusual and it is the single best indicator of where outpatient demand is heading next.
Campus space costs more and comes with use restrictions and landlord approvals. It is worth it if your referrals come across the campus. If your patients drive to you from Alamo Ranch or the 1604 corridor, a building a few minutes away with better parking usually serves the practice better for less.
Yes, on Plaza 4 at the CHRISTUS Westover Hills campus. We disclose that in writing before you engage us, and if you want to consider that building with independent representation we will tell you so rather than work both sides of your negotiation.
Part Of A National Healthcare Practice
In July 2026 Partners Real Estate acquired Crown Tenant Advisors, an Atlanta-based firm specializing in tenant and buyer representation for healthcare practices, and launched Partners Healthcare Services, serving clients in the medical, dental, and veterinary sectors. Crown was founded in 2009 by Andrew Riepe and built its practice on the tenant and buyer side rather than taking landlord listings. We are the San Antonio and South Texas arm of the practice.
That matters when your practice grows past one market. Partners was founded in 1997 and reports more than 300 professionals, with offices in San Antonio, Austin, Houston, Dallas-Fort Worth, and Atlanta. The healthcare practice has people on the ground in Georgia, North Carolina, South Carolina, Indiana, and Florida, and Partners is expanding across the Carolinas, Nashville, and the Florida markets.
And where we do not have an office, we do not hand you to a junior broker in a branch. We bring in the best broker in that market, whatever firm they work for, and run the assignment with them. One relationship covers your second location, whether it is across 1604 or across the country.
Tell us what you need and we will tell you what is actually available, including what has not been marketed yet.
