Should I renew my dental lease or move?

Run both. The cost of moving a dental practice is real, dominated by new operatory build-out and downtime, but so is the cost of overpaying for another five or ten years. Pricing a credible alternative is also what makes a landlord improve the renewal offer, so the work is rarely wasted either way.

How much space does a dental practice need?

It follows the operatory count more than anything else, plus sterilization, lab, imaging, business office, and reception. We size from your operatory plan and growth intentions rather than from a rule of thumb, because paying for square footage you will not use is the most common avoidable dental lease mistake.

I am buying a practice. Do you look at the lease?

Yes, and before you close. The lease can be worth more or less than the practice's goodwill, and assignment language, remaining term, and guaranty terms are negotiable while the seller still needs the landlord's consent.

Do you charge dentists a fee?

No. The landlord pays the tenant broker's commission out of the leasing commission it is already paying. If you negotiate without representation, the landlord's broker keeps that whole commission.
