What remained was thin: Mission Trail Baptist Hospital on Research Plaza, Southeast Baptist on East Southcross, and Baptist Emergency Hospital on Zarzamora.
University Health is filling that gap. The Palo Alto Hospital at 11102 South Zarzamora at Jaguar Parkway sits on a 68-acre campus adjacent to Texas A&M University-San Antonio: five stories, 166 beds expandable to 286, with a connected medical office building, opening in 2027. University Health Vida opened on the same campus in fall 2026 with primary care, behavioral health, women's health and preventive care.
Today there is very little medical office product near that site. That is not a weakness of the submarket, it is the entire opportunity, and it has a date on it.
A hospital opening in 2027 means the practices that will serve it are making decisions now. Space near a campus is cheapest before the campus opens and most expensive about a year after. If you intend to be here, the lease math favours moving early, and we can tell you how early.
There is not much purpose-built medical office near the Palo Alto site yet, so the practical options today are second-generation space further north along the corridor, retail conversion, or negotiating into the connected medical office building on the new campus.
The South Side carries real public investment beyond the hospital, including tax increment reinvestment zone activity and the Texas A&M University-San Antonio adjacency. We track what is entitled and what is only announced, because those are very different things when you are signing a ten-year lease.
Primary care, pediatrics, women's health, behavioral health and the specialties that follow a new hospital. If you serve this population today from a location further north, the campus opening is worth a conversation about where you will want to be in 2028.
