Check your lease free Talk to usThe Huebner and Fredericksburg corridor feeds south into the Medical Center, which makes the stretch of Loop 1604 from I-10 around to Huebner a natural landing spot for practices that need to stay close to the campus without paying to sit on it. The systems have followed: UT Health opened a 108,000 square foot outpatient building at 7946 North Loop 1604 West on Kyle Seale Parkway in 2024, and Baptist Emergency Hospital sits at 4103 North Loop 1604 West.
Methodist operates Hospital Landmark in this corridor, a 54-bed facility with a surgical focus that includes bariatrics, breast reconstruction, gynecology, urology, colorectal and general surgery. Forest Park Medical Center sits on Presidio Parkway. Together it is a genuine outpatient market rather than an overflow from the Medical Center.
Ten to fifteen minutes from the Medical Center campus, with surface parking that actually works and rents that generally sit below the campus. For a practice whose referrals come by phone rather than by hallway, that trade is usually the right one.
Much of the inventory out here is newer than the Medical Center stock, which means better floor plates and mechanical systems, and fewer surprises in a build-out. It also means fewer bargains, because the buildings know what they have.
The I-10 node around La Cantera and The Rim is a small medical market attached to a large retail one. It works well for consumer-facing practices such as dental, dermatology, optometry, med spa and urgent care, and less well for referral-driven specialties.
Loop 1604 has been under sustained reconstruction and access to individual buildings changes with it. A site that tours easily today can be hard to reach for a year. We check current and planned lane configurations before recommending an address.

Generally yes on rent, and often meaningfully better on parking, which for a busy practice can matter more. The trade is distance from the hospital campus. Whether that trade works depends on how much of your volume actually walks over from a hospital.
For most practices, yes, because referrals follow relationships and reputation rather than hallways, and the drive is ten to fifteen minutes. The specialties where it is riskier are the ones taking hospital call or depending on same-day inpatient consults.
It is a small one attached to a large retail market. That makes it good for consumer-facing practices that benefit from visibility and traffic, and less suitable for referral-driven specialty work that would be better served closer to Huebner or the campus.
