For anything inpatient, Boerne patients drive to the Medical Center or the 1604 ring.
That is changing. Baptist Health System has a hospital campus in development on roughly 23 acres at the northwest corner of Interstate 10 and State Highway 46: an acute-care hospital of roughly $50 million with an adjoining medical office building. Site work began in summer 2025 with construction scheduled for 2026. Kendall County gets its first hospital, and an attached medical office building has to be leased.
The physicians who will fill that medical office building are practicing in Boerne today. Terms during pre-leasing are generally better than terms afterward, and the conversation happens well before a building is visibly under way. If you practice here, this is worth a call now rather than in 2027.
The Menger Springs cluster gives the town real outpatient infrastructure: imaging, surgery and emergency care. What it has not had is inpatient capacity, which is why the referral pattern has always run back toward San Antonio.
Kendall County skews older and more affluent than the San Antonio average, and the town has resisted looking like a suburb. Both facts affect which specialties work here and what kind of building a patient base will accept.
Almost no healthcare-focused tenant representation covers Kendall County. That is good for a practice that has someone watching it and bad for one negotiating alone against a landlord who knows there are three alternatives in town.
